Oakville Homes

There are a wide variety of both Freehold and Condo Townhomes available in the 'Oakville Real Estate' Market. Freehold Townhomes, or Attached/Row homes as they are also commonly referred to differ from Condo Townhomes in several ways, but the most important distinction comes down to the land that the home is situated on. A Condo Townhome will usually have an address such as ‘123 Any Street Unit 45’ and be situated within a complex on private property. The land that it is situated on, including the yard, driveway, and roads are owned collectively by all of the unit owners and are known as the ‘common elements’. The homeowner pays a monthly maintenance fee to cover the cost of maintaining the common elements and are subject to the restrictions and guidelines of the complex.

With a Freehold Townhome, the house is situated on a municipal road and you will usually see an address like ‘123 Any Street’.  The homeowner owns the land, and is responsible for maintaining the exterior of the home and the property. The advantage to this type of home is that the homeowner can fence the backyard, and has complete control over everything from how they would like to landscape the yard, to what colours they want to paint the exterior features such as the front door or garage door.

You will find Freehold Townhomes throughout Oakville. They can be found fronting onto larger streets, or nestled away on a quiet court backing a forest or ravine, and anything in between. They range in size from around 1200 Sq.Ft. up to 3000 Sq.Ft. or more.

Freehold Townhomes typically represent about 15% of all of the 'Oakville homes' that sell in an average month. These homes will usually sell for anywhere from around $270 000 at the entry level up to $1 000 000 and over, depending on the size and location. In February of 2011 the average price of a Freehold Townhome in Oakville was $425 414 and the Median Price was $423 500.

Freehold townhomes are for anyone. They offer a great value and entry point for first time buyers and young families, as well as a nice option for people looking to downsize, or a large and elegant home for the most affluent buyer.
